Allowing Your Home to be Shown

When a perspective buyer wants to see your property, we will give you as much advance notice as possible. Likewise, we ask other REALTORS or other Multiple Listing Service(MLS) offices to call in advance. Please understand that there may be those rare occasions when someone, an out of town buyer with limited time for instance, may need to see your property on short notice. The bottom line is: always try and have your home in showing condition!

So we don't miss potential buyers while you are away or at work, we recommend using a keysafe with your house key(s) in it. Each agent is assigned a MLS keypad with their own special identification number. This number is recorded inside the keysafe whenever it is used. We use the state of the art Supra Keysafe which is computerized and the latest technology in order to try and insure your privacy and safety.

Whenever possible give the REALTOR and buyer uninterrupted access to your property, either by not being at home during the showing or by excusing yourself to the backyard or for a walk around the block. The potential buyers will feel more comfortable and will spend more time inspecting your home if they don't feel like intruders. A buyer will be more candid about his/her true feelings with his REALTOR if the owner is not present.

If you are present, try and leave the showing to the REALTOR. The REALTOR knows the buyer's requirements and can best emphasize the features of your house objectively. We will have provided a "Home Feature Sheet" for the prospect so that they will not miss any of the important features of your home

Don't discuss anything concerning the sale with the buyer Let the REALTOR discuss price, terms, possession, and other factors with the buyer. Never say things like, we will take any offer, or we are desperate . . . these terms may cause a buyer to offer you much less than they may have otherwise. It is best to have as little communication with the buyer as possible, let us deal with their agent directly.

When agents show your property, whether there is a keysafe on the property or the agent reaches your directly, they may not notify us of the showing. Agents normally leave their business cards, or present one to you upon arrival. Please call our "Home Hotline" at 391-6797 and leave us the name and the phone number(s) of the agent who showed your home. This enables us to contact them to get feedback on your property regarding the showing.

If a buyers stops by and is not accompanied by a sales agent, do not let them in. Ask for the persons name and number, and forward it to us. This is mainly for safety purposes, but it also allows us to try and qualify buyers before showing them your home so we don't waste your time showing the property to someone who is ineligible.
